Searching for an independent cleaning lady near you and searching for a cleaning company are two different decisions, not two versions of the same one. The work can look identical on the day. What differs is who carries the risk, what happens when something goes wrong, and who is responsible for the paperwork.
What does a house cleaning service actually clean?
A house cleaning service cleans the rooms a household actually uses — kitchen, bathrooms, bedrooms, living areas, and the entry, stairs and hallways between them. In each room the order is the same: cobwebs and fixtures first, then surfaces and touch points, then floors last. The list barely changes between service types. What changes is the verb.
Five things happen in every room on every visit, without being asked:
- Cobwebs, vents and baseboards, ceiling corners included
- Bins emptied and relined, in every room that has one
- Touch points cleaned — switch plates, door handles, door frames, handrails
- Dusting worked high to low, fixtures and shelves before the tables under them
- Floors vacuumed with sealed-HEPA machines, then mopped into corners and along edges
On a deep clean, surfaces that are dusted on a recurring visit are hand-washed instead — cabinet fronts across the whole face, baseboards, trim, doors and blinds. On recurring house cleaning, the deep clean is what sets the standard and the maintenance visits are what hold it.
Happy Maids does not clean floors on hands and knees. We mop, in detail, and put the hand work where it changes the result — cabinet fronts, doors, trim and baseboards.
What is an add-on rather than included
Older versions of this page listed window washing and carpet cleaning as though they came with the service. They do not, and it is better to say so before you book:
- Inside the oven, inside the refrigerator and inside emptied cabinets
- Interior windows, within step-ladder reach
- Vacuuming inside a sofa, and bed linen changes at a per-bed fee
- A finished basement
Any of these can be added with at least one business day's notice. On a move-out clean the oven and refrigerator are commonly added, and nearly everyone takes them.
What no cleaning service should promise you
Happy Maids works no higher than a two-step ladder. We do not wash exterior windows, clean carpets or steam-clean, do laundry, remove construction debris, wash walls or ceilings, clean chandeliers or inside fireplaces, move heavy furniture, or handle pet waste, mold or biohazards. Hard water and mineral buildup is its own honest answer: we work at it every visit with standard supplies, and it comes off a layer at a time over several visits. We will not take an abrasive pad or an aggressive chemical to glass and tile, because that etches and dulls them permanently.
What should you ask before you hire either one?
Weighing an independent cleaner against a company? That comparison has its own guide.
Ask seven things before you hire either one: are you insured and can you show the certificate, are the cleaners employees or subcontractors, who runs the background checks, what is on the list and what costs extra, what happens if you miss my day, what happens if something breaks, and will the same people come back. The same seven work for a company and for an individual.
- Are you insured, and can you show me the current certificate?
- Are the people cleaning my home your employees, or subcontractors?
- Who runs the background checks, and how recently?
- What exactly is on the list, and what is an extra?
- What happens if you cannot come on my day?
- What happens if something breaks?
- Will I get the same cleaners each time?
If the answers arrive quickly and in writing, that is the signal. Evasiveness on insurance is the one answer worth walking away from. Our sibling post on what bonded and insured actually means shows you how to verify each claim yourself in about fifteen minutes.
How Happy Maids answers those questions
Happy Maids has cleaned homes around Barrington since 1985. Cleaners are our own W-2 employees, background-checked, bonded and insured, and they arrive in teams of two with green products and color-coded cloths as standard rather than as an upsell. A live person answers the phone Monday through Friday, 8:30 AM to 4:30 PM.
Recurring service is a flat, predictable rate set by the size of your home, the services you choose and its condition. Deep cleans, move-in and move-out cleans and post-remodel work are quoted hourly, because the time genuinely varies. If a room is not right, we re-clean it at no charge when it is scheduled within two business days. Incidental damage is handled as a credit toward future service, with larger claims going through insurance — the shape of that is set out on our policies page.
To find out what your home would cost, call 847-382-0082 or text the same number. You can also read what neighbors have said on our reviews page, or check whether your town is on the service area list. And once someone is cleaning for you, the etiquette question everyone asks next is covered in our post on whether you tip house cleaners.
If the choice itself is what you are weighing, we compare hiring an independent cleaning lady near you against a cleaning company in detail.
Frequently asked questions
Is an independent cleaning lady cheaper than a cleaning company?
Usually, yes, and the reason is structural rather than a matter of quality. An individual has no office, no payroll taxes, no liability premium, no supervisor and no backup crew. A company's price includes all of those, which is also what you are buying when you hire one.
What does bonded and insured mean?
Bonded means a surety company guarantees payment if an employee steals from you. Insured means the company carries liability coverage that pays if its work damages your property or injures someone. A bond covers dishonesty, insurance covers accidents, and they are separate products bought separately.
Will I get the same cleaners every time?
Happy Maids assigns the same team wherever scheduling allows, because cleaners who know a home work faster and miss less. Vacations, illness and route changes occasionally mean a different pair. Ask any company how often that happens and what it does to tell you in advance.
What happens if a cleaner breaks something in my home?
At Happy Maids, incidental damage is handled as a credit toward future service, and anything larger goes through insurance. Inherently unstable items and old, brittle window blinds are excluded by their nature. The full policy is published on our policies page, and you should read any company's version before booking.
Do I need to be home for the cleaning?
No, and most clients are not. Entry arrangements are set when you book, and Happy Maids texts a one-hour arrival window three days and one day before each visit. If you prefer to be home for the first clean and then hand over a key, that is common.
How far ahead do I have to request the oven or the refrigerator?
At least one business day. Inside the oven, inside the refrigerator, inside emptied cabinets, interior windows within step-ladder reach, sofa vacuuming and linen changes are all add-ons rather than part of a standard clean, on any service including a move-out. Ask when you book and the time is allowed for.
How do I hire a house cleaning service without guessing?
Ask seven questions on the first call: are you insured, are cleaners employees or subcontractors, who runs background checks, what is on the list, what happens if you miss my day, what happens if something breaks, and will the same team return. Written answers, quickly given, are the signal.
